Indebted General Growth puts landmark mall on mrkt

LONDON, Jan 14 (Reuters) - Ailing U.S. mall owner General Growth Properties GGP.N has put one of its landmark properties on the market in a bid to slash its multi-billion dollar debts.

The company has instructed the U.S. unit of UK property consultant Savills (SVS.L: Quote, Profile, Research) to sell its Providence Place mall in Providence, Rhode Island, the adviser told Reuters on Wednesday.

The 1.3 million square foot mall, which is currently 99.7 percent let, is anchored by retailers Nordstrom (JWN.N: Quote, Profile, Research), Macy's (M.N: Quote, Profile, Research) and JC Penney (JCP.N: Quote, Profile, Research) and could attract offers in the region of $800 million.

"This is a super-regional mall -- one of the top 50 in the U.S. -- and is packed with a who's who of the strongest U.S. retailers," said Gerard Mason, executive managing director of Savills New York.

"We have sent out more than 50 sales packs to interested buyers already," he added.

Chicago-based General Growth, which owns and manages more than 200 U.S. malls, is struggling to restructure or reschedule payment on debt of about $22 billion over the next four years.

The company has not filed for bankruptcy but has warned it might need to do so if it cannot sell assets or persuade lenders to grant deadline extensions on the refinancing of some large instalments due in the coming months.

It has already put three Las Vegas malls and three shopping complexes in Boston, New York and Baltimore up for sale as it tries to repair its balance sheet in the face of a biting correction in U.S. commercial property values.

Last month, the company said its lenders had agreed to extend a repayment deadline until Feb. 12 on two Las Vegas malls - Fashion Show and Shoppes at the Palazzo. The payments were originally due on Nov. 28.
